Ferndene Studio (Lesley Gulson)

‘Glebe Hill Area’ is a 300-lot subdivision on Hobart’s Eastern Shore master planned by Ferndene Studio in association with land use planner Neil Shephard for local subdivider Lynmore Holdings P/L. 

It is the first section of establishment of ‘Glebe Hill’ an infill suburb, located between established suburbs and public housing. 

Approvals and subsequent development of the Glebe Hill Area have proceeded largely consistent with the master plan, as documented in the Glebe Hill Area: Site Development Plan.

The obvious focus of the Area planning is a parkway spine along a central spur, connecting a more urban entry and future local centre to the bushland park on the top of Glebe Hill.  The overall circulation layout complements the open space network. 

Both are centred on the parkway, with integrated layout and urban detailing described and illustrated in the Site Development Plan:

  • A defined pedestrian network with good linkage to the parkway including accesses directly off heads of culs de sac, to offer a variety of destinations along the parkway and allow for an easy walk to the main road and bus route which loops through the estate.
  • The pedestrian network is planned to link to the neighbouring residential areas and to Council’s proposed walking tracks network along the musicality’s ridgelines and foreshore.
  • An estate entry designed to cue drivers that they are entering a low-speed pedestrian environment with narrow road width, wide planted median strip, tree-lined nature strips, and thresholds defining pedestrian crossing points.
  • A strongly defined road hierarchy throughout the subdivision to reinforce the slow speed context for drivers and provide a more comfortable environment for pedestrians of the same suite of details

Particular attention was given to providing prominence and easy access to the parkway and to ensuring that it would be perceived as attractive and safe. 

The main loop road is the only road to cross the parkway is strongly defined by bus stops with prominent paving.  Good surveillance is provided by roads alongside the park, residences facing into the park directly, and through and over fences of adjoining residences (as required by performance planning controls). 

Provision was made for an local centre or hub with commercial, mixed use and smaller lot local residential around the lower entry to the park.

Ferndene Studio (Lesley Gulson) was the lead master planning consultant responsible for co-ordinating site investigation concept and final design for this section of a wider development also called Glebe Hill.  Master planning processes were explicit, allowing a shared understanding of issues and potential to evolve in consultation with the client and the concept was workshopped at an early stage with Council officers.

The Studio prepared a Site Development Plan that established a fine grain transition between the local centre through mixed use and smaller lot urban area to pedestrian friendly standard residential and transition lots alongside the retained bushland.  

In addition the Studio contributed to overall masterplanning of the whole property.
